Location Kikadini Villas is situated on the South-East Coast of Zanzibar, in the small fishing village Jambiani. We are an hour’s drive from Stone Town / the airport.
From the airport drive to Paje on the South East coast, 55km from Stonetown. At the round-about in Paje take to the right (towards the south) and drive for 6km until you see a sign post with signs to Kikadini Villas and Casa del Mar (a neighbor hotel).
Up until this point you have been driving on tarmac. Take to the left towards the sea and follow the dirt road for 200m until you reach the ‘main road’ of Jambiani. Take to the left for 100m until you reach a football ground.
Jambiani is a small fishing village, located along the 3km Jambiani beach.
There are a number of small guest houses and restaurants in the neighborhood, offering clients a wide selection of places to eat out – of varying standard and quality.
Airport / Stone Town Transfers can be arranged by the hotel – this costs USD 60 per vehicle.

ACTIVITIES We can help organize a number of activities you may or may not want to try out. Note that there is very little in terms of well organized activities in the village (or on Zanzibar in general), but we have a network of excellent people that are able to set things up for us. During your stay, when walking outside, you will be approached by “beach boys” offering a lot of these activities. You are of course completely free to pick up on these offers, but we do recommend that you let us handle it (and there is absolutely no commission in this for us!). One thing we definitely ask you to honor: not to bring “beach boys” or “masseuses” inside the gardens. Although crime is a small problem in the village, we really want to keep the premises private.
Swimming (Jambiani) The tide variation on the east coast can be substantial (at no moon and full moon the tide difference is 4m, declining to 0.5m at half moon). The time between high and low tide is around 6 hours. At low tide the sea can move far out – requiring a 300m walk in order to have your swim. But that walk is highly recommended, just remember to bring a lot to drink (don’t worry about the tidal current!!!)
Snorkling/Sailing (Jambiani) The time for snorkeling/sailing is at low tide – then you get closer to the coral, and at very low tide you can walk on the reef (with reef shoes!). The locals will take you out in one of the local sailing boats, you will be out 2-3 hours (so bring a lot to drink), and if you are lucky they will catch some octopus while out there (or even better, try it yourself).
Diving (Jambiani) There is a dive shop at Sau Inn (300m to the north of us). The equipment looks fairly new, and guests that have stayed with us and gone diving have been enthusiastic. Dolphin swimming & Fishing (Kizimkazi, 40min by car from Jambiani) Kizimkazi is the place to go if you want to try to swim with the dolphins or to catch some seriously big fish. In any event, don’t expect a lot in terms of hardware – this is still a young industry on Zanzibar.
Biking/Motorbiking The low-tide beach is a great place for biking – motorbikes are not allowed on the beach (in theory..). We can help organize rental.
Massage Several of the local women offer massage. If you decide to try it out, please respect our wish to keep the premises private.
Village tour We use a local travel agent (EcoCulture) to organize village tours.
Jozani Forest A 20 min drive from Jambiani – the last remaining original forest on the island, and a habitat for the red colobus monkey.
Stone Town & Spice Tour We can organize trips to Stone Town, through Eco Culture. Just note that it will take the whole day and leave you pretty exhausted…

Meals & Drinks: Breakfast is served whenever you prefer, between 7-9 am. The chef needs 15 minutes in the kitchen to prepare.
Dinner is served whenever you prefer,
between 6-8 pm. The chef needs half an hour in the kitchen to prepare. If you want us to prepare lunch, please let us know a few hours in advance and we will do our very best! There is a minibar in your room, stocked with a small selection of beverages. Also, some of our waiters are pretty good friends with drinks&cocktails, so if there is anything you want please don’t hesitate to ask. |

Housekeeping:
We need two-three hours every day to keep the house in ship-shape condition.
Towels left on the floor will be changed every day, linen every third. We don’t provide laundry services, but we can help organize with some of the locals (note however that we don’t provide any guarantees of any sort!).
Staff will come to the house at 6 pm to set the house into evening mood. |

Privacy & Security:
We have a security staff of three; two are on duty during nighttime, walking the grounds, and one during day-time. Crime has not been a problem here, but to be on the safe side please bring inside your things – and lock your door – during night and when you leave the hotel premises.
Please don’t invite non-guests onto the
hotel premises (incl beach boys etc). We strive hard to keep the hotel
premises private, and appreciate your help with this! |

Rooms Kikadini Villas is a small full-service hotel, consisting of 4 separate beachfront villas (Villa Kikadini, Villa Maroc, Villa Palm and Villa Pwani), located along a 160m beachfront property in the mllas are all different, ranging in size from 140 sqm to 400 sqm, and each villa has either 2 or 3 double rooms – in addition to patios and terraces. |

The villas are all designed and built by the owners, and reflect our fascination for Arabic architecture and atmosphere. A lot of attention has gone into designing and furnishing the villas to create this magic ‘Arabian Nights’ feel – arches, finishing, lamps, rugs, furniture, paintings. And we believe we are able to offer our clients a fantastic atmosphere in a truly exotic African environment. |

The villas are available either on an exclusive basis or on a shared basis. In either case, each villa is serviced by a housekeeper, a waiter and a chef – your personal team of staff that will stay with you for your entire stay. In total the hotel has 8-9 double rooms: Villa Maroc (available on exclusive basis only, one master bedroom + one smaller double room, 2-4 persons), 1 suite, 5 beachfront and 1 garden room. However, all the rooms are different, both in terms of size and design. Common for all the rooms is that they are spacious (no room smaller than 35 sqm – and the suite is 80 sqm), and are designed with this undefined ‘Arabian Nights’ atmosphere in mind. |

Villa Maroc and the suite have open-air bath tubs on their own private terraces. Villa Pwani has an open-air bath tub on the common roof-top terrace, available to both double rooms in the villa.
All rooms are equipped with double beds – we do not have 2 single beds in any rooms. If a twin room is required we put an additional single bed in the room so giving a double bed and single bed.
We can accommodate a maximum of 1 additional single bed, allowing for triple accommodation when traveling with youngsters. |

We do run on public power and is hence depending on the public power to be functioning – which at times may not be the case.
During these periods fans and lights will not work. We do provide a portable emergency lamp in all rooms and advise guests to sleep with their curtains open to let the sea breeze in should they feel too warm once the fans stop.

Due to the sea breeze we do not have a problem with mosquitoes. We do have mosquito nets in all rooms; mosquito netting on windows and housekeeping do spray at turn down each evening at 7.30pm.
Showers are fresh water (both cold and hot). Bottled mineral water is provided in rooms and replaced daily.
Beach towels and bath towels are provided in all rooms. |

Restaurant and Bar
We serve 3 meals daily, and we offer bookings on either Bed and Breakfast or Half-board basis (we do not offer Full Board as most guests do not have a full 3 course lunch and generally this is the period where guests will be out of the hotel on excursions). All your meals will be prepared and served in your villa, by your chef and waiter. Early morning Teas / Coffees available prior to breakfast, if notified in advance. Breakfast – fruit, bread, pancakes, eggs with fruit juice and tea / coffee. Served 7.30am to 10am Lunch – 1 course set menu which changes daily with a choice of 2 main dishes. Served 1pm to 3pm Dinner – 3 course set menu again changes daily with set starter, main dish and dessert Served 7.30pm to 9pm Cocktails and peanuts / olives served from 6pm onwards in the lounge area in the villas. We are flexible with meals and can cater for most dietary requirements given sufficient advance notice. The Lunch and Dinner menus for the day are written up first thing in the morning on the menu board so that guests are able to see what will be happening throughout the day with regards to meals. Bar services open all day – good selection of spirits, sodas, fresh fruit juices, predominantly South African Wine List available. Snacks available during the day are fresh fruit and toasted sandwiches. All meals and drinks are charged in USD. Child Policy We have a minimum age policy of 10 years when renting a whole villa, and 12 years when staying in a shared villa.
